Real Estate transactions can be confusing... I get it. There are a lot of moving parts, and a lot of different people involved in the transaction. And if you have never gone through the process before, you may not understand all the parts.


I get calls from people who are interested in a specific property, and after a few minutes of conversation they ask "wait you're not the listing agent?" I then have to explain that I was contacted to represent you as a buyer in the purchase of the property.... There are usually two agents in each real estate transaction. Still confused? Let me break it down.


It's as simple as this... In a real estate transaction, there are usually two real estate agents involved: A buyer’s agent and a listing agent. The buyer’s agent works on behalf of the buyer, while the listing agent represents the interests of the seller.


A buyer’s agent is a real estate professional who guides a buyer through the process of purchasing a home. As a representative of a purchaser in a real estate transaction, a buyer’s agent has a legal obligation to protect the interests of the buyer and work to ensure they’re getting the best deal possible. The buyer’s agent will aid the buyer in navigating the real estate landscape by finding listings and advocating for the buyer and their unique needs.


The listing agent, on the other hand, is responsible for listing a property for a seller.


Instead of hiring their own agent, some buyers believe they can find a property they like and work with the listing agent to actualize the sale... While this type of dual agency can be done, it’s highly discouraged because it leads to a conflict of interest. When it comes down to the negotiation process, there’s no way that one agent can be loyal to both parties of the transaction. Buyers and sellers inherently have distinct interests, especially when it comes to the purchasing price.


Now that we understand the difference between a buyer's agent and the listing agent, I want to make it very clear that WHO YOU WORK WITH MATTERS. Whoever you choose to represent you on either side of the transaction should be professional, knowledgable, understand and care for your unique wants, needs and situation, and most importantly (in my opinion), be responsive and informative.


As a buyer in today's market, it is crucial that you have good representation from someone who can guide you through this fast paced market. Find an agent you trust BEFORE you start looking at homes. There is currently historically low inventory in the housing market and it is more important than ever to have someone on your side.


A good buyer's agent will:

  • Provide guidance as you speak to a lender and get pre-approved.

  • Do whatever it takes to find listings that meet your needs. Whether it's through the MLS, FSBOs, or off market properties.

  • Network with other agents to find coming soon listings that may be just about to hit the market!

  • Provide info with market trends that may affect the type of offer you need to submit.

  • Negotiate whats best for you.

  • Guide you towards qualified home inspectors, or any other contacts you may need in the process.

  • Communicate with you, the listing agent, your lender, and the closing attorneys all the way to the closing table.


And the best part about working with an agent to purchase a home... you don't have to pay them. The seller pays both agents in the transaction. A BUYER'S AGENT IS FREE!
